    TREE STORIES

     

    “For me, trees have always been the most penetrating preachers. I revere them when they live in tribes and families, in forests and groves. And even more I revere them when they stand alone.” ~ Hermann Hesse

    Did you know that there are nearly 30 varieties of Eucalyptus Trees growing in Rancho Santa Fe?  Until a Eucalyptus has blossomed and borne seedpods, no one can foretell its proper classification.  When the Santa Fe Railroad bought the seeds from Australia they thought they were planting only a dozen varieties.  Fortunately, all 3,000,000 trees provided a beauty that blended naturally with the native chaparral and provides us with one of Rancho Santa Fe’s most charming assets.  But immediately after the realization that these trees were too brittle to be used for the purpose they were intended (railroad ties), another mass planting started to sweep our land…CITRUS GROVES.  This was no coincidence!  The railroad company made lots of money in “tonnage” and agricultural freight, so they formed the Santa Fe Fruit Association.  Clever.  This agricultural cooperative collected, packaged and transported citrus fruit grown on The Ranch.  It shared the profits with the growers, making it a win-win for all.    Concurrently, Santa Fe was busy masterminding the first planned community with the rest of the land by selling off large parcels advertised as future ”Gentlemen Estates”. They required all new property owners to put at least a third of their acreage into orchards if they didn’t build their home on the site within the first year.  Hence, the abundance of beautiful groves still blanketing nearly every one of our streets .

    In the late 1930s, one RSF land owner boasted that he had the largest privately owned citrus orchard in California…and he probably did! It was Douglas Fairbanks who, with his wife Mary Pickford, purchased the over 3,000 acres which is now called, “Fairbanks Ranch”,  but originally named “Rancho Zorro”. Valencia Oranges were mass planted throughout Rancho Zorro, completely encircling the lake and dam.  This famous screen actor had promised to send “Rancho Zorro Valencia Oranges” to all his European friends, but didn’t realize it took several years for his orchards to produce edible fruit.  But Fairbanks fulfilled his promise anyway — sort of.  He secretly purchased oranges from his RSF neighbors!   How’s that for a perfect blend of Zorro meets Robin Hood?

    But my favorite RSF tree story goes back to 1769.  When the Spaniards arrived, they brought with them precious cargo, including Egyptian date palms and a beloved Franciscan Friar, Junipero Serra, the Padre responsible for erecting a string of  California missions, the first being the Mission San Diego de Alcala.  He planted a couple of these special palms, re-named “Serra Palms”, at the beginning of our state’s most famous trail, the El Camino Real, which runs right through Rancho Santa Fe. The Serra Palm represents what is most likely the  very first palm tree to be planted in California, as well as a reminder of our Spanish past.  As the missionaries marched northward on the El Camino Real, these special Serra Palms were planted near each Mission site — used as markers while providing palm fronds for religious rituals on Palm Sunday.  RSF’s own Juan Maria Osuna was not only San Diego’s first Mayor back then, but also the ”officer-in-charge” of these missions.  In the 1840s, Osuna obtained one of these blessed Serra Palms from the Mission San Juan Capistrano and brought it back to his home in Rancho Santa Fe, planting it with his own hands.

    So, the next time you are driving through our tree lined village, remember this:  Be conscious of our roots, as they are our silent story tellers.

    REDHEADS IN THE RANCH

     

    It’s a funny thing about us “gingers.”  While walking together people always assume we’re related.  But that’s not such a bad thing in Rancho Santa Fe, as there are some incredible redheads living in our small town who have left their indelible mark and I am always proud to be mistaken as their relative!  (My head is also mistaken as an orange flower by pollinating bees, but I’ll save that topic for another Blog)

    The very first art gallery in town belonged to a lovely redheaded woman.  For 18 years the Dori Starkey Studio Gallery showcased her fabulous paintings, many inspired by the beautiful surroundings that we all enjoy.  In addition to being a favorite stop for international visitors, Dori’s studio also welcomed many frustrated local artists needing a gentle stroke of her inspiration and wisdom.  Her landlord was the late Tom Clotfelter, who told her that her front door used to be his family’s back kitchen door!   But right after being part of Mr. Clotfelter’s childhood home, and before becoming Dori’s studio, the space served as a dressing room for our beloved Two Goats clothing store, which flourished in our Village from 1959-1995.  Now, enter another popular redhead who took a job at the iconic Two Goats in 1971 – three years after graduating college.  Raised in The Ranch, this smart and youthful girl ended up purchasing the store from the original owners.  With her keen business savvy and passion for her hometown, who else would go on to become the successful Executive Director of our Rancho Santa Fe Foundation, overseeing assets that rose from $1M to $60Million during her tenure?  Christy (Pharr) Wilson, of course!

    Certainly my accomplishments nowhere rival those of my fellow RSF gingers. When I was a young child, I was on the TV Show, “Romper Room”. We filmed it at KABC Studios in Hollywood.  Many classic shows were shot on those sound stages, including one called, “Queen For A Day”.  There was a glamorous, red-head on that show that modeled the prizes and crowned “The Queen”.  I never met her until our paths crossed here in The Ranch less than 10 years ago.  RSF Resident, Claudia Kapan, is still as beautiful – inside and out!   As I’m getting ready to celebrate my 50th Birthday this month, I may feel like a Queen For A Day, but in reality this red-head is just a mere 2% of the U.S. population — yet proud to bask in the orange glow of the wonderful ones who have made the Ranch all things nice and gingerful!

    “Everything Old Is New Again”

    No one likes change….especially in our small, historical town.  But sometimes it’s hard to beat advancement.  The brand new commercial building (in its final stages) on the corner of Avenida   Acacias and El Tordo, is one of the boldest additions we’ve had on our village landscape in the last couple decades.  Did you know that this former “bank parking lot” used to be the site of one of our community hitching posts?  Those vital hitching posts were there when I moved here with my family in 1976…and remained for many years afterward!  Like a neighborhood bike rack, it was a place for us to tie up our horses after riding on those backyard trails that led straight to the heart of a village, which welcomed us with a toy store, an ice cream shoppe and an old fashioned country mart.  No doubt, Ashley’s Market, replete with its swing screen door, scent of fresh roasting beef and hard wood floors, was a timeless favorite.  Now it’s the home office of Coldwell Banker RSF…and one of the reasons I accepted the offer to hang my hat there as a Realtor. It was beyond magical to work in the same historical room that gave me lasting childhood memories of buying candies by the pound, hastily wrapped and sold in large wooden barrels.

    So, enter this NEW commercial building with an OLD look.  Yes, it has the handprint of Rancho Santa Fe with our beloved Lillian Rice, Spanish pueblo style.  Quite lovely to look at now, but it made one 94 year-old, long time Ranch Resident nervous as they broke ground.  My sweet, soft spoken friend had one serious concern.  Original plans called for an underground parking garage and she said if they shake up that earth below, many of the original buildings on that historical block would crack or crumble!  She knew what she was talking about. Her name was Francis Hunter, the matriarch of Hunter Industries, which includes Hunter Irrigation (go look at your sprinkler system).  Fortunately, the newest developer ultimately decided against the subterranean dig.   But ironically, something “old” has just resurfaced right across the street. A brand “new” hitching post!  It’s located at The Inn where, once again, locals can follow the trails to town and enjoy the beautiful life we all cherish. You see?  Everything old is new again…at least in Rancho Santa Fe!

    “Do You Hear What I Hear?”
    Beautiful young voices resonating with song and spirit — heard across the Village, and touching every heart of those who came to listen and celebrate the season. Do you remember our town’s annual “CHRISTMAS SING”? It has always been one of the highlights of our holiday time here in Rancho Santa Fe. Grade by grade, our local school children took their place on those bold front steps of The Inn and proudly sang out the Holiday song that was assigned to their class just the month before. This was the official beginning of the Holiday Season and a rite of passage for the youngest RSF Residents. It reaffirmed the heart and soul of Rancho Santa Fe…Family. Friends. Faith. In the 1950s and 1960s, the RSF Christmas Sing took place at different locations around our town. Each grade was assigned to sing in front of a cherished landmark: Ashley’s Market, The Toy Store, The Book Store, Two Goats, etc. Proud parents and the community would wander throughout the decorated Village, sipping hot libations and listening to the different classes fill the air with their chosen song at the various locations. In the 1970s, it moved to The Inn – our home away from home.

    To this day, we all remember exactly which song was assigned to us. How funny is that? We can hardly recall the courses we took in college but we never forgot which song was assigned to us for The Christmas Sing! In my 8th grade year we were assigned the song “Do You Hear What I Hear?” Wow! A complicated song that only “grown up kids” could tackle, with its overlapping verses and harmony. Proudly we — including our football star, class president and shy, spectacled science fair winner — performed this challenging finale to the delight of our local audience. I rejoiced in the day that I was able to watch MY children follow in these same spiritual, uplifting footsteps when they attended the RSF School. But sadly, we say goodbye to the tradition this year. Partially due to the changing relationship between The Inn and RSF School, as well as the growing apathy of today’s kids, including my own, who cringe at the idea of getting up there and singing old-fashioned Christmas Carols. Their reality may be more technical and impersonal, but perhaps it’s time to restore our children’s (and grandchildren’s) sense of belonging and purpose. “Do You Hear What I Hear?”

    History connects us all…

    Don Juan Osuna, San Diego’s first mayor, desired a large piece of land where his wife Maria and he could ranch and raise their family.  Our local verdant landscape to the north caught his eye and he built 2 adobe homes, Osuna 1 and Osuna 2.  Osuna 1 was very small (hidden off Via de Santa Fe) and housed his oldest son, Leandro.  Osuna 2 is the grand historical home on Via De La Valle usually referred to as the Bing Crosby Estate. It was here where Juan Osuna would live…and die. With such rich history, I asked the current owner if there had been any ghost sightings. Bing? No. Osuna? YES!  Apparently, Juan Osuna’s ghost has been seen on many occasions riding a black stallion across the sprawling backyard. Brandishing a sword high above his head, the sword comes slicing downward with a single swoop as the horse stops and rears up.  Then Juan Osuna’s ghost disappears. POOF! Despite its pastoral setting, his son’s small Osuna 1 across the way was no stranger to conflict. During the Mexican American War in 1846, Leandro’s adobe was used to shelter the “Californios” after the Battle of San Pasqual. The first American casualty of the conflict was Capt. Abraham Johnston.  And guess who killed him?  Leandro Osuna! Juan Osuna’s son was reputedly one of the fiercest fighters around. His fiery disposition was evident on and off the battlefield and ultimately,  he took his own life at his little adobe. Recently, I was honored to receive a private tour of Leandro’s lil’ house by our top RSF Historian who told me that one mystery remain.  All the Osuna graves were found in the Old Town cemetery except one, that of Leandro.  She suspected that he wasn’t buried in a cemetery because committing suicide was considered a sin.  “Then where do you think he is?” I asked. She stated, “Back then it would be customary to bury him somewhere on his property, but I can’t find him anywhere.”  “I KNOW WHERE HE IS!” I blurted out with excitement, pointing in the direction of the big Osuna 2 property to the West.  “He’s buried at the main house! That ghost on the horse must be Leandro…not Juan Osuna.”  She confirmed the fact that Leandro was known for slicing off enemy’s heads while on horseback. MYSTERY SOLVED!  It was fun to play a tiny roll in the great RSF history that connects us all…

    The Greco-Roman Mythology of Leucadia

    The GRECO-ROMAN GODS OF LEUCADIA

     

    Halcyon:

    In Greek mythology, Alcyone (Ἁλκυόνη, Halkyónē) was the daughter of Aeolus, either by Enarete or Aegiale. She married Ceyx, son of Eosphorus, the Morning Star.They were very happy together in Trachis, and according to Pseudo-Apollodorus’s account, often sacrilegiously called each other “Zeus” and “Hera“.[1] This angered Zeus, so while Ceyx was at sea (going to consult an oracle according to Ovid’s account), the god threw a thunderbolt at his ship. Soon after, Morpheus (god of dreams) disguised as Ceyx appeared to Alcyone as an apparition to tell her of his fate, and she threw herself into the sea in her grief. Out of compassion, the gods changed them both into halcyon birds, named after her.

    Ovid[2] and Hyginus[3] both also recount the metamorphosis of the pair in and after Ceyx’s loss in a terrible storm, though they both omit Ceyx and Alcyone calling each other Zeus and Hera (and Zeus’s resulting anger) as a reason for it. Ovid also adds the detail of her seeing his body washed up onshore before her attempted suicide.

    Ovid and Hyginus both also make the metamorphosis the origin of the etymology for “halcyon days“, the seven days in winter when storms never occur. They state that these were originally the 14 days each year (seven days on either side of the shortest day of the year[4]) during which Alcyone (as a kingfisher) laid her eggs and made her nest on the beach and during which her father Aeolus, god of the winds, restrained the winds and calmed the waves so she could do so in safety. The phrase has since become to refer to any peaceful time. Its proper meaning, however, is that of a lucky break, or a bright interval set in the midst of adversity; just as the days of calm and mild weather are set in the height of winter for the sake of the kingfishers’ egglaying.

    Orpheus:

    Orpheus (/ˈɔrfəs/ or /ˈɔrfjuːs/; Ancient Greek: Ὀρφεύς) was a legendary musician, poet, and prophet in ancient Greek religion and myth. The major stories about him are centered on his ability to charm all living things and even stones with his music, his attempt to retrieve his wife, Eurydice, from the underworld, and his death at the hands of those who could not hear his divine music. As an archetype of the inspired singer, Orpheus is one of the most significant figures in the reception of classical mythology in Western culture, portrayed or alluded to in countless forms of art and popular culture including poetry, opera, and painting.[1]

     Hermes

     Hermes (/ˈhɜrmz/; Greek : Ἑρμῆς) was an Olympian god in Greek religion and mythology, son of Zeus and the Pleiad Maia. He was second youngest of the Olympian gods.

    Hermes was a god of transitions and boundaries. He was quick and cunning, and moved freely between the worlds of the mortal and divine, as emissary and messenger of the gods,[1] intercessor between mortals and the divine, and conductor of souls into the afterlife. He was protector and patron of travelers, herdsmen, thieves,[2] orators and wit, literature and poets, athletics and sports, invention and trade.[3] In some myths he is a trickster, and outwits other gods for his own satisfaction or the sake of humankind. His attributes and symbols include the herma, the rooster and the tortoise, purse or pouch, winged sandals, winged cap, and his main symbol was the herald’s staff, the Greek kerykeion or Latin caduceus which consisted of two snakes wrapped around a winged staff.[4]

    In the Roman adaptation of the Greek pantheon (see interpretatio romana), Hermes was identified with the Roman god Mercury, who, though inherited from the Etruscans, developed many similar characteristics, such as being the patron of commerce.

    Daphne (/ˈdæfn/; Greek: Δάφνη, meaning “laurel“) is a minor figure in Greek mythology known as a Naiad—a type of female nymph associated with fountains, wells, springs, streams, brooks and other bodies of freshwater. There are several versions of the myth, but the general narrative is that because of her beauty, Daphne attracted the attention and ardor of the god Apollo (Phoebus). Apollo pursued her and just before being overtaken, Daphne pleaded to her mother Gaia (or Ge) to be rescued. Gaia then swallowed her in the earth, and subsequently created the laurel tree (Laurus nobilis) tree to console Apollo’s grief.[1] The laurel is sacred symbol connected to Apollo throughout Greek myth. Pausanias identified Daphne as the daughter of the river god Ladon and Ge.[2]

    Europa

    In Greek mythology Europa (Greek Ευρώπη Eurṓpē) was a Phoenician woman of high lineage, from whom the name of the continent Europe has ultimately been taken.[1] The story of her abduction by Zeus in the form of a white bull was a Cretan story; as Kerényi points out “most of the love-stories concerning Zeus originated from more ancient tales describing his marriages with goddesses. This can especially be said of the story of Europa”.[2] Europa’s earliest literary reference is in the Iliad, which is commonly dated to the 8th century BCE.[3] Another early reference to her is in a fragment of the Hesiodic Catalogue of Women, discovered at Oxyrhynchus.[4] The earliest vase-painting securely identifiable as Europa, dates from mid-7th century BCE.[5]

    Diana

    In Roman mythology, Diana (lt. “heavenly” or “divine”) was the goddess of the hunt, the moon and birthing, being associated with wild animals and woodland, and having the power to talk to and control animals. She was equated with the Greek goddess Artemis, though she had an independent origin in Italy. Diana was worshipped in ancient Roman religion and is revered in Roman Neopaganism and Stregheria. Dianic Wicca, a largely feminist form of the practice, is named for her. Diana was known to be the virgin goddess of childbirth and women. She was one of the three maiden goddesses, Diana, Minerva and Vesta, who swore never to marry. Oak groves were especially sacred to her. According to mythology, Diana was born with her twin brother Apollo on the island of Delos, daughter of Jupiter and Latona. Diana made up a triad with two other Roman deities: Egeria the water nymph, her servant and assistant midwife; and Virbius, the woodland god.

    Phoebe

    In Greek mythology “radiant, bright, prophetic” Phoebe (/ˈfb/; Greek: Φοίβη Phoibe), was one of the original Titans, who were one set of sons and daughters of Uranus and Gaia.[1] She was traditionally associated with the moon (see Selene), as in Michael Drayton‘s Endimion and Phœbe, (1595), the first extended treatment of the Endymion myth in English. Her consort was her brother Coeus, with whom she had two daughters, Leto, who bore Apollo and Artemis, and Asteria, a star-goddess who bore an only daughter Hecate.

    Hygeia

    In Greek and Roman mythology, Hygieia (also Hygiea or Hygeia, Greek Ὑγιεία or Ὑγεία, Latin Hygēa or Hygīa), was the daughter of the god of medicine, Asclepius, and Epione. She was the goddess/personification of health (Greek: ὑγίεια – hugieia[1]), cleanliness and sanitation. Hygieia and her five sisters each performed a facet of Apollo‘s art: Hygieia (“Hygiene” the goddess/personification of health, cleanliness, and sanitation), Panacea (the goddess of Universal remedy), Iaso (the goddess of recuperation from illness), Aceso (the goddess of the healing process), and Aglæa/Ægle (the goddess of beauty, splendor, glory, magnificence, and adornment). Hygieia also played an important part in her father’s cult. While her father was more directly associated with healing, she was associated with the prevention of sickness and the continuation of good health. Her name is the source of the word “hygiene“.

     Hymettus

    Hymettus, also Hymettos (pronounced /haɪˈmɛtəs/ in English, Greek: Υμηττός, transliterated Ymīttós, pronounced [imiˈtos]) is a mountain range in the Athens area, East Central Greece. It is also colloquially known as Trellós or Trellóvouno (crazy mountain), a name of uncertain origin. In antiquity there was a sanctuary to Zeus Ombrios (Zeus the Rain God) on the summit with numerous offerings dating especially to the 8th-7th centuries BC; they are on the site of a military base and not currently accessible. There is also an ancient quarryman’s hut on the western slopes of the mountain, one of two buildings in ancient Attika which preserves its roof.

    Jason

    Jason (Ancient Greek: Ἰάσων, Iásōn) was an ancient Greek mythological hero who was famous for his role as the leader of the Argonauts and their quest for the Golden Fleece. He was the son of Aeson, the rightful king of Iolcos. He was married to the sorceress Medea. Jason appeared in various literature in the classical world of Greece and Rome, including the epic poem Argonautica and the tragedy Medea. In the modern world, Jason has emerged as a character in various adaptations of his myths, such as the 1963 film Jason and the Argonauts and the 2000 TV miniseries of the same name.

     Neptune

    Neptune (Latin: Neptūnus) was the Roman god of freshwater and the sea[1] in Roman religion. He is the counterpart of the Greek god Poseidon. In the Greek-influenced tradition, Neptune was the brother of Jupiter and Pluto, each of them presiding over the realms of Heaven, our earthly world and the Underworld, respectively.[2] Depictions of Neptune in Roman mosaics, especially those of North Africa, are influenced by Hellenistic conventions.[3] Neptune was likely associated with fresh water springs before the sea.[4] Like Poseidon, Neptune was worshipped by the Romans also as a god of horses, under the name Neptunus Equester, a patron of horse-racing.

     Vulcan

    Vulcan is the god of fire in Roman mythology. His Greek equivalent was the god Hephaestus. He is the son of Jupiter and Juno, and the husband of Venus. Vulcan was born extremely ugly. His mother, Juno, tried to throw him off a cliff, but failed to kill her son. Instead, she put him in a volcano and told him to stay there for the rest of his young life. Little did she know that her young boy would grow to be a very talented blacksmith for all the gods and goddesses of Olympus. Vulcan made thrones for the other gods to sit on in Mount Etna. Through his identification with the Hephaestus of Greek mythology, he came to be considered as the manufacturer of art, arms, iron, jewelry and armor for various gods and heroes, including the thunderbolts of Jupiter. He was the son of Jupiter and Juno, and husband of Maia and Venus. His smithy was believed to be underneath Mount Etna in Sicily.

     Aeolus

    Aeolus[1] (Ancient Greek: Αἴολος, Aiolos [ajolos], Modern Greek: [ˈe.olos] ( listen)), a name shared by three mythic characters, was the ruler of the winds in Greek mythology. These three personages are often difficult to tell apart, and even the ancient mythographers appear to have been perplexed about which Aeolus was which. Diodorus Siculus made an attempt to define each of these three (although it is clear he also became muddled), and his opinion is followed here.[2] Briefly, the first Aeolus was a son of Hellen and eponymous founder of the Aeolian race; the second was a son of Poseidon, who led a colony to islands in the Tyrrhenian Sea; and the third Aeolus was a son of Hippotes who is mentioned in Odyssey book 10 as Keeper of the Winds who gives Odysseus a tightly closed bag full of the captured winds so he could sail easily home to Ithaca on the gentle West Wind. But instead his men thought it was filled with riches, so they opened it which is why the journey was extended. All three men named Aeolus appear to be connected genealogically, although the precise relationship, especially regarding the second and third Aeolus, is often ambiguous.

    Raj Aurora has been searching to buy his first home for the past three months but hasn’t wasted time looking at condos he knows he won’t like and hasn’t even needed to meet his agent, all thanks to real estate applications that Aurora downloaded on his iPhone 5.

    “We’ve already eliminated 20 to 30 houses without driving around,” said Aurora, a 42-year-old chiropractor and part-time Web developer from Danville, Calif. “I don’t want to sit with (my agent) for eight hours driving from house to house. I’d rather hang out with my dog and my friends.”

    Aurora instead checks out properties virtually by glancing at his Zillow and Trulia apps throughout the day, then reviews any possibilities via text or e-mail with his Danville real estate agent, Kevin R. Kieffer, whom Aurora has yet to see.

    “I do it at Starbucks; I do it in between meetings,” Aurora said. “If I said I did it while driving, that would be wrong.”

    The field of downloadable apps offering up-to-date property listings or remodeling ideas has grown even more crowded in the past several months as the housing market remains hot for sellers and frustrating for buyers. The free apps are available on smartphones and tablets, as well as laptops and PCs, and typically offer photos, property information and prices. They also can be set up to send them alerts of homes that meet a shopper’s criteria, such as price and neighborhood.

    With little inventory available, homebuyers often become addicted to glancing at their smartphones and tablets throughout the day — and even in the middle of the night — for up-to-date alerts that might lead to their dream homes.

    “I’d go to bed at night but would find myself pulling up Zillow and searching around,” said Mike Finnegan, 39, who lives outside Seattle.

    Finnegan wasn’t even interested in looking for a new home when his wife, Amanda, first mentioned the idea in January to take advantage of lingering low interest rates.

    After downloading various real estate apps on his iPhone 5 and iPad, Finnegan figured out what kind of new home and neighborhood could entice him out of his condo — all without having to drive around looking at properties in person.

    This month, the Finnegans are scheduled to close the deal on their new three-bedroom, single-family home in the Seattle area, which they eventually discovered through Zillow.

    Once buyers do find a property they like, they can turn to apps and websites such as HOUZZ, which offers professional advice about interior design and decorating or landscape ideas.

    A generation of homebuyers ago, clients couldn’t even see real estate multiple-listing services.

    Today, with millions of property listings carried over an ever-expanding field of real estate apps, it can be overwhelming for homebuyers to have so many photos and property descriptions streaming into their smartphones, tablets, laptops and PCs day and night.

    Several apps advertise that they refresh their listings every 15 minutes.Realtor.comeven claims to provide “the most accurate data on the market.”

    “We pride ourselves on the accuracy of the data set,” said Scott Boecker, chief product officer for Move Inc., owner of San Jose, Calif.-basedRealtor.com. “When inventory’s dropped over 50 percent while prices have increased 30 percent year over year, people are saying they check our app every single night. You want your mobile app up to date.”

    Seattle-based Zillow had more than 200 million homes viewed on mobile devices in January, representing an astounding 75 homes per second.

    Like other apps, Zillow allows users to customize their searches and send them alerts whenever a property meets their criteria. But Zillow goes a step further and color-codes its listings to further help homebuyers sort through all of the data. It also allows potential sellers to test the market without actually listing with an agent by offering a price that would “Make Me Move,” which is how Finnegan eventually found his new home in Seattle.

    “Mobile (technology) took us from a 9-to-5 service to a 24-hour service,” said Jeremy Wacksman, Zillow’s vice president of mobile and marketing. “It really did extend the shopping life cycle throughout the day and made it on demand, which clearly benefits the consumer.”

    But John V. Pinto, the chairman of the business technology forum for the California Association of Realtors, warns that homebuyers often waste hours looking at listings for homes that already have been sold because some apps pad their listings with out-of-date properties.

    So Pinto advises homebuyers to use only apps based on multiple listing services — then customize their searches to alert them to properties that are actually for sale.

    But Pinto warns, “real estate consumers are often babes in the woods who get drawn to all kinds of inaccurate information that’s been packaged in a pretty way … Their Realtor has to constantly tell them, ‘Thanks for being so diligent. That property was sold 30 days ago.’ ”

    After testing out a couple of different apps, Aurora and his agent, Kieffer, are now efficiently texting and e-mailing one another about listings that Aurora sees daily as he looks for his first condo, which will be the new home for him, his rat terrier Stinky, and his parents, who live in Canada but will spend their winters staying with Aurora.

    The real estate apps are so easy to use, Aurora said, that he even e-mails links of promising listings to his mother, Shanta, who is in her late 70s.

    “If my mom can figure it all out,” Aurora said, “anyone can.”

    Most major real estate applications are available on Apple or Android mobile devices and allow users to set up alerts that will let them know when a new property becomes available that meets their pre-set search criteria, such as price, neighborhood or number of bedrooms and bathrooms.

    —Zillow: Offers information on rentals and homes for sale, including rental estimates and mortgage estimates. Sellers can get help pricing their homes, or can toss out a price on Zillow’s “Make Me Move” section without actually listing the property and hiring a real estate agent.

    —Trulia: Says it’s visited by more than 23 million consumers each month and is “the best place” for agents, brokers, multiple listing services to market online.

    —Redfin: Says that it “shows more homes, faster” and claims it offers 20 percent more homes for sale. Redfin advertises that all of its listings represent homes that are actually for sale.

    Realtor.com: Says listings on its mobile apps represent more than 800 multiple listing services and provide “the most accurate and reliable information possible” on properties, communities and up-to-date real estate statistics.

    Homes.com: Says its mobile apps have more than 4 million properties listed for sale or rent via interactive maps and allow users to compare property values in the same area.
