    San Diego market should see stable price gains

    Housing market poised for steady gains

    San Diego County’s housing market should see stable price gains and increased demand as the economy continues to grow in 2015, according to a pair of real-estate forecasts released this week.

    The forecasts, by Realtor.com and Trulia, indicate the days of investor-led fixing and flipping that led to double digit annual price gains during the recovery from the Great Recession are over and won’t return. Instead, wage growth, employment, supply and demand will continue to push the market forward, with annual gains in prices at about 4 percent, about double inflation, said Jonathan Smoke, chief economist for Realtor.com. A lack of affordability will remain an issue despite some wage increases, Smoke said, in part because he expects interest rates to rise about 0.5 percent.

    “San Diego falls into a short list of markets where I would say demonstrably already that demand outpaces supply,” Smoke said. “That very tight supply condition puts it in a market that has next to zero chance of seeing prices decline.”

    Jed Kolko, the chief economist for Trulia, noted that people expected interest rates to rise last year, and that never happened. He listed San Diego as one of the nation’s 10 markets to watch next year, with Fresno the only other California metropolitan area to make the list. Others making the positive list are Boston, Dallas, Nashville and New York.

    “They have strong fundamentals for the housing market without the risk that prices look overvalued,” Kolko said. “These are the markets who are in that sweet spot where the conditions are ripe for a strong year, without much downside risk.”

    Smoke said demand will increase as the millennial generation, of 19-to-35 year olds, continues to get older and moved toward starting a family. He said San Diego should see 5 percent household formation growth over the next five years, with construction activity increasing to help with some supply. Kolko said he also sees millennials moving out of their parents’ homes for the first time, but most are going to rent. Still, there’s not enough housing supply to match demand, with inventory in San Diego running a little more than two months, about half of what economists would like to see.

    Smoke and Kolko said higher lending standards and saving for a 20 percent downpayment are challenges facing millennials who want to buy.

    In October, the median price for a home sold in the county was $440,000, up 6.6 percent from a year earlier, CoreLogic DataQuick reports. The annual rate of appreciation on homes in the county has declined since peaking at 24.1 percent in June 2013, when foreclosure resales and fix-and-flip activity paced the market

    Bibbi’s July Blog!

    Have you ever visited a place that you loved so much…you wanted to take it home with you?  Well, Corinne Griffith did just that!  Does her name sound familiar?  Corinne Griffith was one of the most popular silent film actresses of the 1920s and widely considered the most beautiful actress of the silent screen era and was nominated for an Academy Award in 1929 for her film entitled “The Garden Of Eden.” Many silent films were shot in the desert and it was during shoots in New Mexico that Corinne Griffith fell in love with two of her sets. They were actual Missions belonging to the Las Cruces Indians! Did I mention that Griffith was arguably the most successful Silent Film Star of her day?   Corinne Griffith did what many of us have always dreamed of doing.  She purchased these two missions and had them dismanteled and transported,  log by log, on Santa Fe Railroad flatbed cars (of course!) to her newly purchased property in Rancho Santa Fe.  You have driven by this authentic mission a million times and I bet you didn’t even know it was there!   Replete with the original mission bell that hangs above the entryway gate, this uniquely luxurious, original home sits on our “high road”, Linea Del Cielo, just East of Calzada De Bosque and on your way into town.  Perched high above the sweeping view of the valley below, this 5 bedroom estate boasts a grotto pool and spa as well as original door handles, handcrafted arrowhead-shaped shutters, hand-laid wood floors, genuine latillas and vigas ceilings.     Filled with a plethora of replica chimneas , it’s no wonder this incredible historical home was included in our Historical Society’s Home Tour a few years ago, of which I was proud to be the Docent assigned to guide its tours.

    Corinne Griffith was not just known for her beauty.  She was considered the most astute business woman of the silent films, this side of Mary Pickford.  In fact, her vast investments in Real Estate included buying an entire downtown block of Rancho Santa Fe and converting it to commercial use.  It is not only the block of which the original school house sat (now the RSF Bistro), but also the home of where my Real Estate office currently sits — which was formerly the library and the Post Office. I love that. But Ms. Griffith was not just known for her film skills, beauty and buisiness savvy.  She had a reputation for being genuine and was praised for her equisite manners and hospitality.  This was attributed to her Southern heritage and upbringing.  So, perhaps it’s no surprise that my dear friend — a born and raised Southern Louisiana Belle — Barrie Wenzell and her husband Dr. Fern Wenzell, are now the proud owners of this one-of-a-kind property.  The essence of the old South, with its ideals, its sentiments and its romance, cerainly fill the walls of this home and are especially evident in the 3-story guest house that Barrie designed and built. Keeping the integrity of the rustic missions, it showcases the twinking stars shining through its glass ceilings. Barrie Wentzell did exactly the same thing as Corinne Griffith did, which is taking old architectural pieces and making something out of them.  This is arguably one of the most romantic guest houses you will ever see in your lifetime.

    I have known this family for decades, but the highlight came when I arrived early to host their RSF Historical Society home tour and a surprise guest arrived and introduced herself to us as Corinne Griffith’s Granddaughter. Unbelievable!  Upon her Mother’s death, she had stumbled upon –”in the last room, in the last drawer, in the last pile” — letters and photo albums belonging to her Grandmother.  Complete with sometimes comical handwritten narratives, they contained pictures of the Rancho Santa Fe home as it was being built…log by log!  This Grandaughter happened to be visiting a friend in San Diego that weekend and stumbled upon the Historical Tour ad promoting her Grandmother’s Home.  What are the chances?  The house was especially sentimental to her because her Mother was raised there.  The Wenzells were thrilled to see photos of their home being built from its inception.  The Granddaughter never met her famous Grandmother, but it it was fun for her to feel the connection and make that bittersweet link.  I was priveldged to be a witness.  Our town is filled with these treasures…some known…and many unknown.  I am honored to be able to bring these locals jewels to the spotlight and remind us that we truly live in our very own “Garden Of Eden“.

    A FEW THOUGHTS TO PONDER

    Once upon a time there was a lovely RSF lady who didn’t complain much but instead spent the majority of her life trying to get things organized. Involved in many San Diego philanthropic and civic organizations, you’d be hard pressed to find a dearer, kinder, more thoughtful person. Margie’s cup was ALWAYS half full, family was at the heart of all that she considered and she was a vivid example of unconditional love. Now and at long last…she is finally organized.
    Margie Benter Reeves recently lost her gallant battle with cancer. But she left behind these pearls of wisdom, which her son, Brad Benter, shared with us at her beautiful memorial…

    An attitude of gratitude makes your path easy.

    If you gulp life too fast – it upsets your stomach.

    Children are a loan.

    No one loves a martyr.

    Friends want your affirmation, not your opinion.

    Life is not fair, don’t expect it to be.

    Pay attention now to a problem.

    Put out the little fires in a family quickly.

    Never tell a child he is bad, or mean, or stupid.

    No matter what happens, remember, this too shall pass.

    You don’t have to lead all your lives at once!

    Worrying over money sends love flying out the window.
    If you tell the truth you don’t have to remember what you said.

    You aren’t wasting time when you just sit and chatter with children or old people.

    Learn to forgive quickly.

    Don’t be stingy with compliments.

    Keep your possessions in balance – you don’t need it all.

    You may live to be very old – I suggest you start taking care of yourself now.

    The hard love always strengthens, never weakens a person.

    When you are faced with a decision, make that decision as wisely as possible – then forget it. The moment of absolute certainty never arrives.

    And my personal favorite:
    Act as if everything depended upon you, and pray as if everything depended upon God.

    In this current climate of conflicting views regarding community decisions and progress, I felt moved to share some of Margie’s gentle yet poignant thoughts which, I believe, is the common thread that weaves our Rancho Santa Fe hearts together.

    TREE STORIES

     

    “For me, trees have always been the most penetrating preachers. I revere them when they live in tribes and families, in forests and groves. And even more I revere them when they stand alone.” ~ Hermann Hesse

    Did you know that there are nearly 30 varieties of Eucalyptus Trees growing in Rancho Santa Fe?  Until a Eucalyptus has blossomed and borne seedpods, no one can foretell its proper classification.  When the Santa Fe Railroad bought the seeds from Australia they thought they were planting only a dozen varieties.  Fortunately, all 3,000,000 trees provided a beauty that blended naturally with the native chaparral and provides us with one of Rancho Santa Fe’s most charming assets.  But immediately after the realization that these trees were too brittle to be used for the purpose they were intended (railroad ties), another mass planting started to sweep our land…CITRUS GROVES.  This was no coincidence!  The railroad company made lots of money in “tonnage” and agricultural freight, so they formed the Santa Fe Fruit Association.  Clever.  This agricultural cooperative collected, packaged and transported citrus fruit grown on The Ranch.  It shared the profits with the growers, making it a win-win for all.    Concurrently, Santa Fe was busy masterminding the first planned community with the rest of the land by selling off large parcels advertised as future “Gentlemen Estates”. They required all new property owners to put at least a third of their acreage into orchards if they didn’t build their home on the site within the first year.  Hence, the abundance of beautiful groves still blanketing nearly every one of our streets .

    In the late 1930s, one RSF land owner boasted that he had the largest privately owned citrus orchard in California…and he probably did! It was Douglas Fairbanks who, with his wife Mary Pickford, purchased the over 3,000 acres which is now called, “Fairbanks Ranch”,  but originally named “Rancho Zorro”. Valencia Oranges were mass planted throughout Rancho Zorro, completely encircling the lake and dam.  This famous screen actor had promised to send “Rancho Zorro Valencia Oranges” to all his European friends, but didn’t realize it took several years for his orchards to produce edible fruit.  But Fairbanks fulfilled his promise anyway — sort of.  He secretly purchased oranges from his RSF neighbors!   How’s that for a perfect blend of Zorro meets Robin Hood?

    But my favorite RSF tree story goes back to 1769.  When the Spaniards arrived, they brought with them precious cargo, including Egyptian date palms and a beloved Franciscan Friar, Junipero Serra, the Padre responsible for erecting a string of  California missions, the first being the Mission San Diego de Alcala.  He planted a couple of these special palms, re-named “Serra Palms”, at the beginning of our state’s most famous trail, the El Camino Real, which runs right through Rancho Santa Fe. The Serra Palm represents what is most likely the  very first palm tree to be planted in California, as well as a reminder of our Spanish past.  As the missionaries marched northward on the El Camino Real, these special Serra Palms were planted near each Mission site — used as markers while providing palm fronds for religious rituals on Palm Sunday.  RSF’s own Juan Maria Osuna was not only San Diego’s first Mayor back then, but also the “officer-in-charge” of these missions.  In the 1840s, Osuna obtained one of these blessed Serra Palms from the Mission San Juan Capistrano and brought it back to his home in Rancho Santa Fe, planting it with his own hands.

    So, the next time you are driving through our tree lined village, remember this:  Be conscious of our roots, as they are our silent story tellers.

    REDHEADS IN THE RANCH

     

    It’s a funny thing about us “gingers.”  While walking together people always assume we’re related.  But that’s not such a bad thing in Rancho Santa Fe, as there are some incredible redheads living in our small town who have left their indelible mark and I am always proud to be mistaken as their relative!  (My head is also mistaken as an orange flower by pollinating bees, but I’ll save that topic for another Blog)

    The very first art gallery in town belonged to a lovely redheaded woman.  For 18 years the Dori Starkey Studio Gallery showcased her fabulous paintings, many inspired by the beautiful surroundings that we all enjoy.  In addition to being a favorite stop for international visitors, Dori’s studio also welcomed many frustrated local artists needing a gentle stroke of her inspiration and wisdom.  Her landlord was the late Tom Clotfelter, who told her that her front door used to be his family’s back kitchen door!   But right after being part of Mr. Clotfelter’s childhood home, and before becoming Dori’s studio, the space served as a dressing room for our beloved Two Goats clothing store, which flourished in our Village from 1959-1995.  Now, enter another popular redhead who took a job at the iconic Two Goats in 1971 – three years after graduating college.  Raised in The Ranch, this smart and youthful girl ended up purchasing the store from the original owners.  With her keen business savvy and passion for her hometown, who else would go on to become the successful Executive Director of our Rancho Santa Fe Foundation, overseeing assets that rose from $1M to $60Million during her tenure?  Christy (Pharr) Wilson, of course!

    Certainly my accomplishments nowhere rival those of my fellow RSF gingers. When I was a young child, I was on the TV Show, “Romper Room”. We filmed it at KABC Studios in Hollywood.  Many classic shows were shot on those sound stages, including one called, “Queen For A Day”.  There was a glamorous, red-head on that show that modeled the prizes and crowned “The Queen”.  I never met her until our paths crossed here in The Ranch less than 10 years ago.  RSF Resident, Claudia Kapan, is still as beautiful – inside and out!   As I’m getting ready to celebrate my 50th Birthday this month, I may feel like a Queen For A Day, but in reality this red-head is just a mere 2% of the U.S. population — yet proud to bask in the orange glow of the wonderful ones who have made the Ranch all things nice and gingerful!

    “Everything Old Is New Again”

    No one likes change….especially in our small, historical town.  But sometimes it’s hard to beat advancement.  The brand new commercial building (in its final stages) on the corner of Avenida   Acacias and El Tordo, is one of the boldest additions we’ve had on our village landscape in the last couple decades.  Did you know that this former “bank parking lot” used to be the site of one of our community hitching posts?  Those vital hitching posts were there when I moved here with my family in 1976…and remained for many years afterward!  Like a neighborhood bike rack, it was a place for us to tie up our horses after riding on those backyard trails that led straight to the heart of a village, which welcomed us with a toy store, an ice cream shoppe and an old fashioned country mart.  No doubt, Ashley’s Market, replete with its swing screen door, scent of fresh roasting beef and hard wood floors, was a timeless favorite.  Now it’s the home office of Coldwell Banker RSF…and one of the reasons I accepted the offer to hang my hat there as a Realtor. It was beyond magical to work in the same historical room that gave me lasting childhood memories of buying candies by the pound, hastily wrapped and sold in large wooden barrels.

    So, enter this NEW commercial building with an OLD look.  Yes, it has the handprint of Rancho Santa Fe with our beloved Lillian Rice, Spanish pueblo style.  Quite lovely to look at now, but it made one 94 year-old, long time Ranch Resident nervous as they broke ground.  My sweet, soft spoken friend had one serious concern.  Original plans called for an underground parking garage and she said if they shake up that earth below, many of the original buildings on that historical block would crack or crumble!  She knew what she was talking about. Her name was Francis Hunter, the matriarch of Hunter Industries, which includes Hunter Irrigation (go look at your sprinkler system).  Fortunately, the newest developer ultimately decided against the subterranean dig.   But ironically, something “old” has just resurfaced right across the street. A brand “new” hitching post!  It’s located at The Inn where, once again, locals can follow the trails to town and enjoy the beautiful life we all cherish. You see?  Everything old is new again…at least in Rancho Santa Fe!

    “Do You Hear What I Hear?”
    Beautiful young voices resonating with song and spirit — heard across the Village, and touching every heart of those who came to listen and celebrate the season. Do you remember our town’s annual “CHRISTMAS SING”? It has always been one of the highlights of our holiday time here in Rancho Santa Fe. Grade by grade, our local school children took their place on those bold front steps of The Inn and proudly sang out the Holiday song that was assigned to their class just the month before. This was the official beginning of the Holiday Season and a rite of passage for the youngest RSF Residents. It reaffirmed the heart and soul of Rancho Santa Fe…Family. Friends. Faith. In the 1950s and 1960s, the RSF Christmas Sing took place at different locations around our town. Each grade was assigned to sing in front of a cherished landmark: Ashley’s Market, The Toy Store, The Book Store, Two Goats, etc. Proud parents and the community would wander throughout the decorated Village, sipping hot libations and listening to the different classes fill the air with their chosen song at the various locations. In the 1970s, it moved to The Inn – our home away from home.

    To this day, we all remember exactly which song was assigned to us. How funny is that? We can hardly recall the courses we took in college but we never forgot which song was assigned to us for The Christmas Sing! In my 8th grade year we were assigned the song “Do You Hear What I Hear?” Wow! A complicated song that only “grown up kids” could tackle, with its overlapping verses and harmony. Proudly we — including our football star, class president and shy, spectacled science fair winner — performed this challenging finale to the delight of our local audience. I rejoiced in the day that I was able to watch MY children follow in these same spiritual, uplifting footsteps when they attended the RSF School. But sadly, we say goodbye to the tradition this year. Partially due to the changing relationship between The Inn and RSF School, as well as the growing apathy of today’s kids, including my own, who cringe at the idea of getting up there and singing old-fashioned Christmas Carols. Their reality may be more technical and impersonal, but perhaps it’s time to restore our children’s (and grandchildren’s) sense of belonging and purpose. “Do You Hear What I Hear?”
